Closed sales in July were mostly for contracts signed in May and June, and mortgage rates, according to the Freddie Mac PMMS, 6.82% in May and 6.82% in June (somewhat higher than for closed sales in June). Closed Sales in JulyIn July, sales in these early reporting markets were down 1.4% YoY. Last month, in June, these same markets were up 3.8% year-over-year Not Seasonally Adjusted (NSA). Important: There were the same number of working days in July 2025 (22) as in July 2024 (22). So, the year-over-year change in the headline SA data will be similar to the NSA data. 📰The Indonesian government has approved a new tax incentive for homebuyers ℹ️ This involves the return of the PPN DTP scheme, under which the government pays the value-added tax (VAT) on behalf of the buyer. 👍 For properties priced up to 2 billion rupiah, the savings can reach around 220 million rupiah. 📆 The Ministry of Finance regulation is valid from January 1 to December 31, 2026, and applies to the purchase of new houses and apartments. The key point is the date the transaction is officially completed. For the incentive to apply, the legal transfer must take place in 2026—either through signing a deed of sale and purchase before a PPAT officer, or through a fully paid and notarized preliminary sale agreement (PPJB). 🗑 Bali to remove illegal villas from Airbnb 📰 Bali authorities are tightening control over short-term rentals. By March 31, 2026, all properties listed on platforms like Airbnb must provide proof of legal status. Listings without proper documentation will be removed. 🧳 Thousands of villas currently operate without licenses, tax registration, or proper zoning permits. 🏛️A peace museum will be built on the site of the terrorist attack in Kuta 📰 The Badung District Government has bought the land where the Sari Club used to be located. That very site of the biggest terrorist attack in Indonesian history in 2002. To commemorate the event, a Bali Peace Museum will soon be built on the site. 🧘🏻‍♀️ The park project includes a mural telling the chronology of that day and a 'reflection corner' where visitors can sit and remember those who lost their lives. The museum is meant to be not only a reminder of the terrorist attacks, but also a symbol of peace and tolerance. ℹ️ The 2002 terrorist attacks in Kuta were the largest terrorist attack in Indonesia's history in terms of casualties. On October 12, 2002, the first explosive device weighing about 1 kg went off near the entrance to the Paddy's Pub nightclub, where a party was held. A memorial to the victims of the terrorist attack now stands on the site. Every year on October 12, there is a ceremony where tourists from all over the world come to honor the memory of the victims.
